Florida Hometown Heroes Is Open Again. Here Is Why Waiting Is the Expensive Choice.

Florida Hometown Heroes reopened in July 2026 with $50 million in new funding, and reservations are being taken now on a first come, first served basis. Eligible first-time buyers can receive 5 percent of their loan amount, between $10,000 and $35,000, as a zero interest second mortgage. When the money is committed, the program closes until the next appropriation.

The pattern nobody tells first-time buyers about

Hometown Heroes is not a permanent entitlement. The Florida Legislature appropriates a fixed sum each year, and the program runs until that sum is spoken for. Look at what actually happened in recent cycles and the urgency becomes obvious.

The 2025 round opened on 18 August 2025 with $50 million. It was fully committed by 27 February 2026, roughly six months later, after helping more than 3,000 families. Earlier rounds moved considerably faster. The 2023 round of $100 million was exhausted in under three weeks.

The current round opened in mid July 2026 with the same $50 million. If it follows the 2025 pattern, the window closes sometime in early 2027. If it follows the 2023 pattern, it closes far sooner. Nobody can tell you which, and that uncertainty is precisely why preparation matters more than prediction.

What you actually receive

The assistance is 5 percent of your first mortgage amount, with a floor of $10,000 and a ceiling of $35,000. Because of that floor, a loan of $200,000 or less receives the full $10,000, which works out to more than 5 percent.

It arrives as a zero interest, non-amortising second mortgage. You make no monthly payments on it. Repayment is triggered only when you sell, refinance, transfer the deed, pay off your first mortgage, or stop living in the home as your primary residence.

Be clear on this point, because a lot of buyers misunderstand it. This is a loan, not a grant. Nothing is forgiven. Nothing is owed while you live there. The program also waives the standard 1 percent origination fee, which saves real money at closing.

Who qualifies

Eligibility rests on where you work rather than your job title. The program covers healthcare workers, K-12 school employees, first responders, law enforcement, court and childcare staff, active duty military and veterans.

That distinction matters more than most people realise. A cafeteria worker or a custodian at a hospital or public school qualifies. A fully remote employee generally does not, because the qualification is tied to a Florida employer with a physical location you report to.

Beyond occupation, you will need to be a first-time buyer, meaning no ownership interest in a primary residence during the past three years. Veterans and buyers in designated target areas are exempt from that requirement. You will also need a minimum FICO score of 640, household income within your county limit, and the property must be your primary residence in Florida.

Income limits vary by county and were revised upward recently, so a household that did not qualify last year may qualify now. Check the current figure for Miami-Dade, Broward or Palm Beach with a participating lender rather than relying on a number you read somewhere last spring.

What to do this week if you think you qualify

Reservations are made through participating lenders, not directly with the state. To reserve funds you generally need to be pre-approved and under contract on a home. That sequence is what catches people out. By the time a buyer starts a pre-approval, finds a property, negotiates and gets under contract, weeks have passed.

Start the pre-approval now, before you have chosen a house. Work with a lender who does Florida Housing loans regularly, because familiarity with the submission process genuinely affects how fast your file moves. Gather your tax returns, pay stubs, bank statements, employer verification and homebuyer education certificate in advance.

One warning worth repeating, because it comes directly from Florida Housing. There is no fee to apply for Hometown Heroes assistance. Anyone charging you an upfront fee for access to the program is not a lender.
